Fill out the TAR rental application completely and with all details, along with a non-refundable fee of $50/ per applicant. Provide the names, addresses and telephone numbers of your employer and previous landlords as required. Always make sure your employment, lease starting and ending dates are correct. Missing information could cause your application to be declined. Please alert former landlords and employers that someone may call to check your references. Married couples need separate apps.
- Clear color copy of driver’s license. (This can be taken with a smart phone and text or emailed).
- Each applicants most recent year to date pay stub. If retired or disabled provide proof of income.
- If applicant is self-employed, provide copy of last year’s tax returns, either certified by CPA or income tax transcript by IRS along with last 3 months’ bank statement.
- If you have a pet, complete the TAR 2004 Pet Agreement form and email to the listing agent at the time of application.
TENANT SELECTION CRITERIA
- Household income needs to be at least 3 times the rental amount.
- Security Deposit, First Month’s Rent and Pet Deposit and is due at least signing, must be paid in certified funds, payable to landlord. Pro- rated rent if any, is also due at lease signing or on the first of the month AFTER moving. WE DO NOT-UNDER ANY CIRCUMSTANCES-ALLOW YOU TO OCCUPY THE PROPERTY WITHOUT FULL PAYMENT OF THE DEPOSIT AND FIRST MONTH RENT.
- Applicant must have a minimum of 600 credit score to be considered. The following may result in double deposit, Job history of less than 1 year. Past Short Sale or Foreclosure of home, Bankruptcy, Low Credit Score or Recent relocation.
- Applications are processed Monday through Friday only, not including weekends. you will usually be notified of our decision within twenty-four hours of our receipt of your application and application fee. Sometime it takes slightly longer if we are unable to contact previous landlord, an employer or a person reference. APPLICATIONS WILL NOT BE PROCESSED UNTIL ALL REQUESTED INFORMATION HAS BEEN RECEIVED ALONG WITH AN APP FEE.
- Contact the utility company and arrange for the utilities to be transferred into your name by the move-in date.
- We will meet you at the property on the move-in date. At the time we will provide you with the keys to the property and a Move-in Condition Form
- You will have the five business days to complete the form and email it back to us.
- You use this form to tell us the condition of the property on the day you move in. when you move out, we use this form to see if any damage to the property is attributable to you or if it was a pre-existing condition.
